The proposed 5,000-capacity stadium will meet the highest standards for both Football and Rugby League, adhering to both Football League and Super League criteria. The projects internal Spa features a Hydro pool, Heated Beds, Plunge Pool, Ice Cave, Citrus Steam, Crystal Steam, Finish Sauna, Himalayan Salt Sauna, feature showers, Deep Relax Meditation and Pod Sleep Rooms.

The architectural design for the project was undertaken by Sheffield-based architects firm Hadfield Cawkwell Davidson Ltd. [27] [28] [22] [20] [7] The initial planning application for a development at Boston Street, including "Demolition of existing buildings and erection of 3 buildings" was received by Sheffield City Council in Autumn 2014, including plans for a 21-storey tower. [24] [29] [30] [7] The application was granted conditionally for the demolition of existing buildings and the erection of a mixed-use development of 3 buildings comprising an oriental cash and carry supermarket, retail and commercial space, business accommodation and student apartments. [9] [31] [32] [33] [34] [35] At the heart of David Lloyd Bicester, the substantial clubroom provides members with the opportunity to relax, socialise and work is at the centre of the building. The generous club room comprises of zoned dining, fully licenced bar, business hub, adult lounge and dedicated family areas for little ones, containing a soft play and children’s activity spaces. To minimise the amount of energy required to heat and cool the space, the footprint of the development at Bicester has been carefully considered. Low energy LED fittings have been used throughout the club, and the building's orientation takes advantage of solar gain and natural daylight to reduce the need for artificial lighting. Energy is generated from CHP (Combined Heat and Power), a highly efficient process that captures and utilises the heat produced by the electricity generation process.
